Condo leak monitoring: agree the property-management handoff
Inside a condo, a water-alert plan should fit the resident’s authority and the property’s maintenance process. Start with private-unit risk points and a clear notification handoff rather than promising building-wide control from a few household sensors.

Separate private and shared areas
Mark where the resident may place devices and where property approval is needed. Access to service shafts, shared plumbing and building equipment is a separate matter from placing a removable sensor inside an accessible private cabinet.
Agree who gets the message
Get permission before adding a manager or maintenance contact to the response chain. Use an exact unit and point description in the private record, while keeping customer names and access credentials off public project pages.
Buy a bounded unit package
Request a unit-level sensor list, required controller and test procedure. A small package with an agreed handoff is easier to use than a larger order whose alerts have no authorized recipient or maintenance owner.
Before you buy
- Confirm unit permissions
- Agree the maintenance contact
- Name each private risk point
